Long Description

This is for the Whales Tail and Ocean View Lover. Others need not apply. Oh, and you can also be a lover of easy access properties as you are less than 10 minutes to Uvita’s town center. Uvita is enjoying an unprecedented period of growth. There has been a severe reduction in our property inventory over the past 3 years. Now when prospective buyers enter the office saying that they want a big Whales Tail view here in Uvita, we may, or may not, have properties to show them. Or, we may have to say “we’ve got some big view properties, but they are 20+- minutes off the highway and 30 minutes to the grocery store”. So, aside from offering the amenities the buyers are looking for, we can put the feature “available” right at the top of the list. This property qualifies, with its big view and convenient location, at just about 10 minutes to Uvita’s town center and/or the beach. And this is not to mention that the house is extraordinary in its design, the quality of the materials used, and the focus of the property on the not so very distant ocean and Whales Tail configuration. The house measures 3,229 square feet or 300 square meters. The design is contemporary in its clean lined openness. The sellers are a blend of Italian and architect. The Italian side wanted “open and expansive”. The “architect” side made it happen with oversized structural beams allowing for expansive, un-columned areas. The Italian side would like for me to describe what it’s like to be in the home. The architect side wants to give you the specs. I’ll start with what it’s like to be there and then follow up with some of the specs. For more specifics on the specifications, please download the pdf file. When you walk into the home, you are greeted by the view. You look over and across the living room and out through the sliding glass doors, over the infinity edge pool to an elegantly oriented perspective of Uvita’s Whales Tail with its whitewater action. The view is in a constant state of change as it takes on a new look with the perpetual change of the tide. To the left is the interior garden area with 3 palms that are accentuated at night with colored lights. Further along on the left is the kitchen with exotic wood cabinetry. The gorgeous woods used in the house offset the nearly austere white, glass & steel design. The kitchen is spacious and well designed with the induction-top stove set into the quartz topped island. The induction top is an efficient, nearly cool-to-the-touch stove top. Most of the appliances are Bosch brand with the exception of the over-and-under refrigerator/freezer which is Samsung. Next you step outside to the outdoor, open-air dining room. The living room is defined in the great room by the “L” corner couch which is also a fold out bed for extra guests. There is an understated TV & media area in this area as well. Opposite the kitchen is the ground floor en suite bedroom. All of the beds are Italian memory foam and they feature a Murphy-like lift device that allows for storage underneath. The bedroom has its own sliding glass doors to the pool. All glass in the house is tempered so it is nearly unbreakable, except maybe with a really big hammer. The hardware for the sliding glass doors is of the highest quality and move along with a light touch. Ascend the stairs up to the 2nd level guest bedroom which is also en suite. In the photos here it is set up as a kids room, as is evidenced by the dinosaur bed. Walk along the 2nd level and you’ll pass through the 2nd level living room or office area which is minimalist and which will enhance the time spent there focused on whatever task is at hand. Next you enter the master bedroom and can imagine waking up to the glorious sounds of Costa Rica’s nature sonata in the mornings - and then there is that view. All the rooms in this house have the view. Step out onto the upper terrace from anywhere on the 2nd level and you’re on the upper outdoor patio terrace. The pool is just beneath this and the open, always breezy setting is conducive to conversation as well as quiet-time. The pool is salt and has an Intelliflow pump that is highly efficient. Here are some of the specs. Modern house with elements that promote the feeling of being in the middle of the rainforest with spectacular ocean views. There are 3 1/2 bathrooms, 3 bedrooms, open concept living room and kitchen, open dining room, and terrace beside the pool, as well as, a second level living room. Also the laundry area, and deck with corteza wood near the BBQ area. The internal garden with 3 palms, which is accented by lighting features. The overhang that is engineered for life int he tropics since the house needs to be protected from the sun and the rain. The roof is made with a composed system of two layers of metal roofing and 2 inches of polyester inside which improves the thermo-acoustic quality. First level is built in concrete block being more structural and safe for the house, and second level is the EIFS system which includes steel frame and drywall with 2 inches polyester covered by mortar. EIFS can reduce air infiltration by as much as 55% compared to standard brick or wood construction. And since walls are one of the greatest areas of heat and air conditioning loss, improvement in the wall insulation is meaningful in terms of energy conservation. Additionally, EIFS adds to the "R-value" of a home or building. (R-value is a measurement of the resistance to heat flow; the higher the R-value, the better the material's insulating value.) Most EIFS use insulation board with an R-value of R-4 to R-5.6 per inch as the innermost layer in the wall system. When combined with standard wall cavity insulation, this extra layer can boost wall insulation from R-11 to R-16 or more. Cross ventilation is a feature of this house which in open areas allows the breeze to consistently pass through to make for a comfortable environment.
